Is this an official title?

It is a keepsake from us, not from the Portuguese state or any institution. Portugal has been a republic since 1910 and the Constitution of 1911 abolished noble titles, so nothing here is a legal title. Where the word Dom actually comes from is the better story anyway.

Does it come with land?

The plot is a souvenir dedication on the coast just outside Lisbon, at the mouth of the Tagus, named and numbered on your certificate. It is a keepsake rather than a property transfer: it carries no rights, and nothing is registered with the Registo Predial. Where it sits.
